Villa project Altaona
Just outside the resort are two typical Spanish restaurants that also sell fresh products. The resort has 24-hour security and a manned entrance. Altaona is located at the foot of the UNESCO mountain area “El Valle”, with direct access to the mountains, ideal for hiking and cycling enthusiasts.
The location is also convenient for other amenities, such as:
- Murcia centre: 15 minutes
- Beach: 20 minutes
- Corvera and Alicante airport: 20 minutes resp. 45 minutes
- La Alberca shopping centre: 8 minutes
- Hospital: 10 minutes

Location & Philosophy
Altaona is located between the beaches of the Mar Menor and the city of Murcia. The resort opened in 1999 under the name Mosa Trajectum, where famous Dutch football player Johan Cruijff was present as the resort’s ambassador. The resort was firmly established in 2004 as the host of the PGA EuroPro Tour Championship Final.
The resort currently has approximately 500 homes on a total area of 3.6 million m2. The low building density of 9% is unique in Spain and, along with its many facilities (including spacious roads, a shopping centre and tennis courts), is consistently cited by residents and visitors as one of the area’s most attractive features. In addition, the resort is particularly child-friendly.
TAOLIS is working on this project together with the Dutch investment fund Hannibal Europe (website Dutch only). For the maximum of 100 villas that will be built within this project on Altaona, a plot of 47,000 m2 has been purchased on which the villas will be developed.
The plot has a very good and quiet location at the top of the resort and therefore also offers beautiful views. In addition, it is located directly next to the UNESCO nature reserve “El Valle”. A video of this area you can view here.
The characteristics of the project are: flexibility in design, low building density (mainly bungalow style), energy efficiency, the use of natural materials and respect for the (natural) environment. A description of the full philosophy and “DNA” that the project will meet you will find here.
The project will be very distinctive from the other housing projects currently under construction on the resort, built and offered by Spanish developers in a “traditional way”. These developers lack the Northern European mentality and vision on innovation.
This manifests itself in a slow, inefficient and non-energy-conscious way of building. As a result, the houses do not match the wishes of the customer well. Moreover, the price-quality ratio of these houses is substantially less favourable than that of the TAOLIS villa project.
With over twenty years of experience in Altaona and a modern, Northern European mentality and vision, TAOLIS is very well able to set up and execute this villa project in a way that is truly distinctive and efficient. And in a way that responds to the changing wishes of today’s homebuyers.
This translates into things such as a more attractive design, energy efficiency, optimum privacy, respect for the natural environment and a better layout with larger rooms. Spanish builders continue to ignore these aspects to the frustration of (mostly) foreign buyers.
Architects & Designs
Various architects are approached for the designs. The architect(s) ultimately selected will in any case be specialized in designs according to the TAOLIS-philosophy.
The basic requirements for the designs of the houses are: a high degree of privacy from neighbours, energy efficiency and a smooth integration into the immediate (natural) environment. Internally, the focus is on creating cosy, open and lively spaces, where “inside” and “outside” merge seamlessly.
In addition, the designs will be characterized by the extensive use of “noble materials” such as wood, natural stone, stucco, concrete and glass, which are strategically combined with plenty of natural light. The style is mainly low-rise (bungalow type) and modern, but not too cold and distant.
Other criteria that TAOLIS uses in the selection of the architect(s) are extensive experience, focus on innovation, a high degree of creativity and the use of the latest software and technologies. In addition, we expect the architect(s) to offer some degree of flexibility to our customers regarding the design.
The Art of Living In Spain has done extensive research into all possible contemporary building methods that could be suitable for the villa project in Altaona. We investigated domestic (Spanish) suppliers as well as parties and construction methods from other countries (including the Netherlands), including modular building systems.
One of the construction methods that TAOLIS is considering to use for the Altaona villa project is Sismo Building Technologies. Originally from Belgium, Sismo offers a high-quality industrialized building system based on custom-made building panels. The company is one of the market leaders in Europe in this area. The video gives an impression of the Sismo building system.
If you would like to know more about the benefits of the Sismo building system and why TAOLIS has identified this system as one of the best options for the Altaona villa project, click on “Read More”.
Sismo has over 30 years of experience and is present in 88 countries around the world. In 2012, the system arrived in Spain, where the Sismo modules are produced in Malaga and distributed across Spain and several African countries.
The basic structure of the Sismo building system is a three-dimensional module. This module is made of a galvanized steel wire grid. Infill panels have been placed on the outside. These panels transform the grid into a closed structure, which is filled with concrete. The steel wires also act as an anchor for the finishing material.
Unlike other prefabricated or industrialized building systems, Sismo modules are custom built according to the characteristics of the architectural design and produced quickly. All this, combined with the easy and fast installation on site, means a significant reduction in the delivery time.
The advantages of the Sismo System are as follows:
One of the biggest advantages of Sismo Building Technology as an industrialized system is a reduction in construction costs and a lower cost price. This is mainly because it reduces up to 50% of the execution time and thus construction costs. This advantage is largely passed on to the home buyer, so that our customers obtain a home with an optimal price/quality ratio.
A second advantage of saving up to 50% on execution time is faster delivery. The key word for Sismo is the industrial character of the system, in which speed, efficiency and agile production are central. Our customers can therefore move into their dream home much faster.
Unlike traditional construction, Sismo offers a monolithic structure that is more resistant to ground movements, in such a way that it prevents cracks in the facades. This is a common problem in Spain, especially in Altaona. Tests and experience have shown that the strength of a Sismo construction is many times greater than a comparable traditional construction. More information about this subject you can view here.
Sismo was the first high-performance building system to be certified with the ETA (European Technical Approval) and the first company in the construction industry to receive the ETA 01/0001. A selection of test reports (Spanish only) can be found in the download section of their website.
Good insulation makes a huge difference in both cold and warm climates, such as Spain. The excellent thermal and acoustic insulation of Sismo Building Technology ensures a significant reduction in energy consumption in the home. The result is an environmentally friendly, energy-efficient and sustainable construction that enables the achievement of high-quality energy efficiency certificates and significant savings on electricity bills. With the insulating building panels from Sismo, the house is fully and sustainably insulated and there are no thermal bridges.
Environmentally Conscious Manufacturing
The production process of the Sismo elements is non-polluting. Recycled materials can be used for the infill panels and the use of concrete walls instead of wood products helps reduce the significant problem of deforestation. By using the environmentally friendly Sismo Building Technology, waste on the construction site is also significantly reduced.
High Quality Sound Insulation
The Sismo construction technique also guarantees efficient acoustic insulation. Building with Sismo results in a continuous monolithic structure that forms an effective sound barrier. For specific applications, the Sismo module can be adapted to meet specific additional acoustic requirements.
Resistant to earthquakes, fire and storm
The proven resistance of buildings built with Sismo is one of its strengths. Its configuration as a monolithic structure, as well as the quality of the materials used in the Sismo panels, gives it a particularly high resistance to earthquakes, fire and storm. For all studies and reports on this subject, please refer to their website.
TAOLIS has researched various contractors for the construction of the Altaona villa project. These are parties that meet our basic criteria, including many years of experience with similar projects, an excellent reputation, a very high quality level and a large degree of flexibility. The way of communication, response speed and transparency are also considered.
